THE PADGETT PLACE READY FOR OCCUPANCY NEAR AYALA,CEBU

Own A Condo

Why rent? Are you moving into a condominium in Cebu, you are going to be faced with the choice between finding Cebu condos for sale or for rent. They both have significant advantages and disadvantages, so you will have to weigh which one is more convenient for you. Either way, there will always be condos available for rent and for sale in Cebu.

Cebu is a popular city to live in the Philippines. It is popular for business, white sand beaches, religious event, leisure and entertainment. It is the 2nd largest city in Philippines. Its fast growth is attributed to its close proximity to white sand beaches, airport and malls. Condominium living is quite popular one of that is the Padgett Place payable up to 15 years located at the heart of Cebu City.

Rent

If you choose to rent, you won’t have to worry about maintenance, whereas if you own the property, all repair bills will come out of your pocket. The advantage to renting, though, is that you can choose the company and quality of service. With renting, you are at the mercy of your landlord for speed and quality of repair service. Additionally, when you own the property, you can do as you please. If you want to repaint or remodel, you own the property and can do what you want. If you rent, you don’t always have those options, or if you do, your options are limited. Some rentals are very restrictive in what you, as the tenant, can actually do (even to the point of limiting how many guests you have).

Advantages

The biggest advantage to renting is the most obvious, price. Renting is substantially cheaper than buying. If you decide to buy, though, property values generally increase over time, so you are purchasing an investment. When you own the condo, as you make payments, the home will eventually be yours. On the contrary, as you continue to make rent payments, you will never own the property. Furthermore, mortgage payments stay about the same from month to month, but rent charges can go up. Also, renter’s insurance is substantially cheaper than homeowner’s insurance.

Another advantage to renting is that you are flexible by not being committed to the condo. You can move at any time; however you may have to pay a penalty for breaking a lease. This is something you will have to consider at the time of your move. For whatever reason that you are thinking you will move in the future, you will not have to worry about selling or renting the condo when you do. You only have to ensure that the condo is clean and in good condition before handing it back to the landlord. When you own the condo, you are locked into that home. If you decide to move out, you will have to make the decision to whether you want to continue making payments on an unoccupied property, rent it to someone, or outright sell it.

There are significant differences between owning and renting property. They both have their pros and cons. You’ll have to choose whether you want to rent and have lower payments and flexibility or purchase to have full control over your home and an investment that lasts. When you consider moving to Cebu, you will have to weigh these options and pick the one that best suits your individual or family needs.
